Winner – Excellence in the use of timber products – Engineered Timber – 2016 Australian Timber Design Awards

This three storey student accommodation building, which provides 120 self-contained apartments, was constructed from a system of prefabricated timber-framed boxes stacked upon each other without the need for additional support structure. Four rubber pads that are used to isolate each unit acoustically connect them. The simultaneous production of multiple components of the building led to a major reduction in construction time.

The building achieved a significant, LCA assessed reduction in environmental impact compared to a conventional reference building due largely to the extensive use of timber throughout the building. This included timber piling, timber wall framing, LVL support structure for apartment floors and ceilings, CLT floor slabs, CLT stairs, timber roof trusses and extensive timber screening and cladding to the ground floor walls and south facades.

It is a state-of-the-art building that is energy efficient and generates renewable energy. All apartments receive maximum solar gain, are cross-ventilated and are highly insulated resulting in an 8-star energy efficiency rating being achieved. Modelling suggests that energy consumption will be reduced by two thirds compared to conventional residences.
